If you’re selling your home without a listing agent, you don’t get a broker’s comparative market analysis to help set the price. An independent appraisal fills that gap. Firebird Appraisals & Consulting appraises homes for FSBO sellers, and for private buyers and sellers who agree on a deal between themselves, across the Phoenix metro and Pinal County. Gabe Trevizo, Arizona license 22146, has been appraising Valley homes since 2005.

Why FSBO sellers use an appraisal
- Setting the list price. The common FSBO mistake is anchoring on an online estimate or a neighbor’s sale without adjusting for differences. An appraiser compares your home to recent closed sales, not asking prices, and adjusts for size, condition, lot, pool, garage, and location.
- Negotiating with confidence. A buyer’s agent may argue the price down. A signed appraisal you can show them changes the conversation.
- Avoiding a low appraisal later. If your buyer is financing, their lender will order its own appraisal. Pricing near what the market supports from the start reduces the chance of a renegotiation late in escrow.
- Private sales between people who know each other. Selling to a relative, a tenant, or a neighbor? A neutral number keeps the deal fair for both sides.
What we look at in a Valley FSBO appraisal
Valley markets differ a lot by subdivision. Recent resales in the same community and builder competition both matter. That’s especially true in fast-growing areas like Buckeye, Maricopa, and San Tan Valley, where new homes with builder incentives compete directly with resales. In established areas like Tempe or central Phoenix, updates and lot location often drive the difference. We also account for things buyers here care about:
- Pool condition and equipment age
- Owned versus leased solar (a lease transfer can complicate a sale)
- HOA dues and amenities, or no HOA
- RV gates, garage depth, and casitas
- Backing to a busy road, a canal, a golf course, or open space
Appraisal vs. measurement vs. desktop
Most FSBO sellers do best with a full inspected appraisal, starting at $500. It includes a walk-through, an ANSI-standard measurement, and photos, so your square footage and features are documented correctly when you advertise. If you only want a quick informational check before deciding whether to sell, our $150 desktop appraisal may be enough. If you’ve added on and aren’t sure of your square footage, see home measurement.
Timing your appraisal
Order the appraisal shortly before you list, after any repairs or cleanup are done, so the value reflects what buyers will see. Typical turnaround is about five business days. If the market shifts or your home sits for months, an update may make sense later.
An important clarification
An appraisal we prepare for you is not a lender appraisal, and a buyer’s lender won’t use it in place of its own. It’s your independent pricing tool. We’re happy to explain the difference to a buyer who asks. If you’d rather use an agent after all, the same report becomes a pre-listing appraisal you can share with them.
Using the appraisal in your marketing
Some FSBO sellers include the appraised value and the documented square footage in their listing materials, while others keep the report private and use it only in negotiation. Either way is fine, since it’s your report. If you share it, share the whole report, not just the final figure. Buyers and their agents tend to trust a number more when they can see the comparables behind it. Remember that the appraisal reflects the market on its effective date. If you change the home or the market changes before you find a buyer, mention the date when you discuss it.
Also check whether your buyer is using FHA or VA financing. Those appraisals look at minimum property requirements, such as safety, roof, and utilities, so fixing obvious items before you list can prevent surprises. See our FHA and VA appraisal page.
Why Firebird
Gabe Trevizo has appraised homes across Maricopa and Pinal Counties for more than 20 years, for lenders and private clients alike. FSBO sellers get the same comparable-sales analysis a lender’s appraiser would do, so you can see your home the way the buyer’s appraiser probably will. You deal directly with the appraiser, not a call center, and you get a clear quote before any work starts.
Frequently Asked Questions
Will my buyer’s lender accept my FSBO appraisal?
No. Federal rules require lenders to order their own appraisal through an independent process. Your appraisal is for pricing and negotiation.
How much does an FSBO appraisal cost?
Full non-lender appraisals start at $500. A $150 desktop appraisal is available for informational use only.
Should I fix things before the appraisal?
Finish any repairs or improvements you plan to make before you list, then order the appraisal so it reflects the condition buyers will see.
Can you tell me what to list my home for?
The appraisal gives you a supported opinion of market value. The list price is your decision. Many sellers list at or near the appraised value.
Do you cover my city?
We cover the entire Phoenix metro and Pinal County, including Apache Junction, Maricopa, Casa Grande, San Tan Valley, and Florence.
