Desktop Appraisal in Arizona: $150 for Informational and Uncontested Needs

Sometimes you need a credible number from a licensed appraiser and not a full inspection. Firebird Appraisals & Consulting prepares desktop appraisals for homes across the Phoenix metro and Pinal County for $150. Gabe Trevizo, Arizona license 22146, signs every one. Need the value as of a past date? Add a date-of-death (retrospective) valuation for $100, so $250 total. He’s been appraising Valley homes since 2005. A desktop report costs much less than a full appraisal and is usually done faster. It’s built for uncontested, informational uses, where nobody is likely to challenge the value.

What a desktop appraisal is (and what it isn’t)

For a desktop appraisal the appraiser doesn’t walk through the home. The value comes from Arizona MLS data, Maricopa or Pinal County Assessor records, recorded sales, prior listing photos, and anything you send us: recent photos, a floor plan, a list of upgrades, or an old appraisal. The appraiser analyzes comparable sales and market trends and reaches a signed opinion of value under USPAP, the same professional standards as any other appraisal.

It isn’t a Zestimate, an automated valuation model, or a broker price opinion. A licensed appraiser picks the comparables, makes the adjustments, and stands behind the number. The trade-off is that the report depends on the data it’s given. If the kitchen was gutted last year, or the casita out back never made it into county records, we have to rely on your description and photos. The report states those assumptions plainly.

Good uses for a $150 desktop appraisal

  • Family planning and estate conversations: siblings who agree with each other and just want a neutral number before deciding who keeps Mom’s house in Mesa or Sun City.
  • Uncontested buyouts: one co-owner buying out another (a friend, a business partner, or a relative) when both sides only want a fair reference point.
  • Pricing sanity checks: before you list a home or make an offer, when you want more than an online estimate.
  • Financial planning: net-worth statements, insurance discussions with your agent, or deciding whether to refinance or sell.
  • Investor screening: a quick, signed look at a rental in Maricopa or Casa Grande before you commit to a full appraisal.

When you need a full appraisal instead

We’d rather tell you now than sell you the wrong product. A desktop appraisal is not the right choice when:

  • The value may be disputed: a contested divorce, a disagreement among heirs, or any matter where the other side may hire its own appraiser. See our divorce appraisal page.
  • You need a report for the IRS, probate, or a CPA for estate or step-up basis. Most advisors want an inspected date-of-death appraisal.
  • A lender is involved. Purchase and refinance loans need lender-ordered reports, and PMI removal follows your servicer’s rules.
  • The home is unusual: acreage in Queen Creek or San Tan Valley, a custom build in Cave Creek, a major remodel, or a property with few good comparables.

Our full non-lender appraisals start at $500 and include an interior and exterior inspection, measurements, and photos. If you start with a desktop and later need more, call us. We’ll walk you through the upgrade options.

How the process works

  1. Request: Use the appraisal request form or call 602-312-9571. Tell us the address, why you need the value, and the date the value should apply to (usually today).
  2. Information: Send any recent photos, upgrade details, HOA information, or prior reports. The more accurate the information, the more reliable the result.
  3. Analysis: We research sales, listings, and market conditions in your specific neighborhood and subdivision. An Ahwatukee condo and a north Peoria single-family home trade in very different markets.
  4. Report: You receive a signed PDF. Typical turnaround is about five business days, and it’s often sooner for desktop work.

Why a local appraiser matters even without an inspection

Valley values can shift a lot within a short drive. A home backing onto a Gilbert greenbelt, one on a busy arterial like Power Road, and one in a newer phase of a master-planned community in Buckeye can all carry very different values. Other differences come from age-restricted versus all-age communities, solar leases versus owned solar, pools, RV gates, and HOA amenity levels, and these are all common here. Gabe has appraised homes across Maricopa and Pinal Counties for more than 20 years, so he knows which differences buyers actually pay for and which they ignore.

Desktop appraisal vs. online estimates vs. broker opinions

People often ask why they should pay $150 when free estimates are online. Automated models work from public records and broad sales trends. They can’t tell a dated 1990s interior from a fully updated one, and they often struggle in areas where sales vary a lot within a few blocks. A broker price opinion comes from an agent who may be hoping to win the listing. A desktop appraisal is prepared by a licensed appraiser with no stake in the outcome, who selects specific comparables, explains the adjustments, and signs a certification. For family decisions where everyone just wants a fair, neutral figure, that difference is what you’re paying for.

Frequently Asked Questions

How much does a desktop appraisal cost?

Firebird’s desktop appraisal is $150 for a typical single-family home, condo, or townhome in the Phoenix metro or Pinal County. If a property is unusual we’ll tell you before you order.

Can a desktop appraisal be done as of a date of death?

Yes. A date-of-death (retrospective) valuation is a $100 add-on, for $250 total with the desktop appraisal. It values the home as of the past date using the sales and market conditions from that time.

Is a desktop appraisal accepted by courts or the IRS?

A desktop appraisal is meant for uncontested, informational use. When a value may be disputed, or is going to the IRS, probate, or a court, we recommend a full inspected appraisal starting at $500. Firebird does not provide expert witness testimony.

Can I use a desktop appraisal to remove PMI or refinance?

Usually not. Lenders and servicers set their own requirements and normally order or specify the appraisal themselves. Check with your servicer first; our PMI removal page explains the process.

How fast is a desktop appraisal?

Typical turnaround is about five business days, and desktop reports are often finished sooner. Tell us your deadline when you order.

What areas do you cover?

The entire Phoenix metro plus Pinal County, including Apache Junction, Maricopa, Casa Grande, San Tan Valley, and Florence.
