How we work across a large area
- Local comparables: we choose sales from the same community or truly competing areas, not just the closest address. A home in Paradise Valley and one in Avondale need completely different data, and so do a 55+ community and an all-ages subdivision a mile apart.
- Rural and acreage properties: in places like Cave Creek, Buckeye, Queen Creek and San Tan Valley, we plan for wells, septic, unpaved access and longer inspections.
- Consistent turnaround: reports are typically delivered within 5 business days of the inspection, wherever the home is.
- Flexible access: an owner, agent, family member or property manager can meet us.

For private (non-lender) clients, full appraisals start at $500. Desktop appraisals start at $150 for uncontested or informational purposes only. We appraise residential real estate only. We don’t provide expert witness or court testimony, and we don’t handle property tax appeals.

Do you appraise outside Maricopa and Pinal Counties?
Our focus is the Phoenix metro and select Pinal County cities. Call to ask about other locations.
Is there an office I can visit?
No. We’re a service-area business. Our mailing address is P.O. Box 1463, Gilbert, AZ 85299, and we meet clients at the property.
My address says one city, but the property is in another. Does that matter?
No. We verify the actual location in county records and choose comparables accordingly.
