Firebird Appraisal & Consulting, Inc.

Home Appraisal FAQ

What areas does Firebird Appraisals & Consulting serve?

We appraise residential properties throughout Maricopa and Pinal Counties, including Gilbert, Mesa, Chandler, Queen Creek, San Tan Valley, Phoenix, Scottsdale and Tempe. Call 602-312-9571 to confirm coverage for a specific address.

How long does an appraisal take?

Our typical turnaround is about 5 business days after the inspection. Very complex properties can take longer, and we’ll tell you up front if so.

How much does a home appraisal cost?

Fees depend on the property’s size, complexity, location and the purpose of the appraisal. Call 602-312-9571 for a quote.

Can I order an appraisal for my mortgage myself?

For most purchase and refinance loans, the lender or its appraisal management company orders the appraisal. For private purposes such as divorce, estate, pre-listing, or PMI removal (if your servicer allows it), you can hire us directly.

Do you do FHA and VA appraisals?

Yes. Gabe Trevizo is a VA designated appraiser and also completes FHA appraisals. VA appraisals are assigned by the VA, and FHA appraisals are ordered by the lender.

Can an appraisal help me remove PMI?

Often, yes. If your home has gained value, many servicers will consider removing PMI based on a current appraisal. Check with your servicer first about their loan-to-value requirement, seasoning rules, and whether they order the appraisal themselves.

What is a date-of-death appraisal?

It’s a retrospective appraisal that estimates a property’s market value as of a past date, usually the date of death, for estate and trust administration. Your CPA or attorney can confirm the effective date you need.

Are your divorce appraisals impartial?

Yes. We follow USPAP, and our fee never depends on the value. We can be hired by both spouses, one spouse, an attorney or a mediator. Note that we don’t provide expert witness or court testimony services.

Do you provide property tax appeal appraisals?

No. Firebird doesn’t offer property tax appeal services.

Do I need to be home for the inspection?

Someone needs to give us access to the interior and exterior. It’s helpful if an owner or agent is there to answer questions about updates and features.

How should I prepare for the appraisal?

Have a list of updates with approximate dates, solar details (owned or leased), HOA information, permits for any additions, and access notes for gates, pets and locked areas. Make sure the attic, garage and backyard are accessible.

What if the appraisal comes in lower than I expected?

The appraisal reflects what the market supports as of the effective date. For lender appraisals, ask your lender about a reconsideration of value with new comparable sales. For VA loans, the Tidewater process may allow additional data before the report is finished.

Do you appraise new construction?

Yes. We appraise new and custom-built homes, including ‘subject to completion’ assignments based on plans and specifications.

What credentials does your appraiser hold?

Gabe Trevizo is an Arizona-licensed real estate appraiser (license 22146) and a VA designated appraiser, appraising homes in the Valley since 2005.

Do you appraise personal property or commercial buildings?

No. We focus on residential real estate, including single-family homes, townhomes, condos, and custom and complex homes.
