The City of Maricopa, not to be confused with Maricopa County, is in Pinal County, south of the Gila River Indian Community and connected to the Phoenix metro by State Route 347. Most of its homes were built since the early 2000s in master-planned communities, and many owners commute to Chandler, Tempe or Phoenix. Firebird Appraisals & Consulting serves Maricopa as one of its select Pinal County cities. Gabe Trevizo is an Arizona licensed (#22146), VA designated appraiser with more than 20 years of experience.
Maricopa communities
- Rancho El Dorado and The Villages at Rancho El Dorado: some of the city’s earliest master-planned neighborhoods.
- Province: an active-adult community with its own amenities and buyer pool.
- Glennwilde, Tortosa, Senita and Homestead: family subdivisions with parks and HOA amenities.
- Newer subdivisions: continued builder activity in several parts of the city.
- Rural parcels: larger lots outside the master-planned areas, sometimes with wells and septic.
A market shaped by similar homes
Since much of Maricopa was built in the same era by a handful of builders, many homes share floor plans. That’s helpful for comparables, but it means the details drive the differences: lot position, pool, solar (owned or leased), upgrades, condition and community amenities. We document these carefully. We also watch how builder pricing in newer subdivisions affects nearby resales.
Boom-era owners and PMI
Many owners bought here with low down payments, and some refinanced along the way. If values have risen, a PMI removal appraisal may help. Check your servicer’s rules first, since some order their own appraisal. VA financing is also common, and Gabe is a VA designated appraiser.
Active-adult and estate work
Province and other age-restricted areas generate estate, trust and downsizing appraisals. We use sales from comparable active-adult communities when they’re available and confirm the effective date for estate work.
Getting ready for your appraisal
Have your HOA information, solar paperwork, a list of upgrades with approximate dates, and permits for any additions or pergolas ready. If you’re commuting on the 347, a family member or agent can meet us instead. Just let us know when you schedule.
